Just finished the NAR and wanted to give a detailed breakdown of the difficulty by section for people currently studying.
The lto questions were the most challenging by far — not because they're tricky, but because they require you to apply concepts rather than just recall them. I studied that section twice as hard after my practice scores showed a consistent gap there.
The easier wins are in the foundational areas where memorization pays off. I recommend starting with the land transportation office to get a feel for question style. For the conceptual side, national association of realtors gives you the background context the practice tests assume you already have.
My advice: don't neglect the applied sections even if the theory feels comfortable. The exam is designed to catch people who understand concepts in isolation but struggle with real-world scenarios.
Same experience here. The land transportation office was what finally made it click for me — specifically the way it explains the reasoning rather than just giving answers. Took me 3 weeks of consistent practice but scores went from 65% to 83% by exam day.
Good thread. One thing I'd add: don't try to cram the night before. I did 3 hours the night before my NAR and I think it hurt more than helped. Your brain needs consolidation time. Light review or full rest is better.
This is exactly the thread I needed. I sit for my NAR in 2 weeks and have been second-guessing my prep. The lto area you mentioned is definitely my weak spot. Thanks for the honest breakdown.
Really helpful breakdown, thanks for sharing. I'm at week 3 of my NAR prep and the lto section is exactly where I'm struggling too. Going to try the approach you described and see if it moves my scores.
For what it's worth — I've taken the NAR twice now. First attempt I underestimated the lto land transportation office questions. Second time I focused almost exclusively on applied practice and passed comfortably. The difference is real.
