I don't usually post in forums but I felt like I owed it to everyone who's been in the same boat I was. Failed the NYS real estate salesperson exam twice — once in January, once in March — and I was honestly starting to wonder if this career was just not meant for me. The second time I missed passing by 4 points, which somehow felt worse than the first.

What finally clicked was ditching the thick prep book I'd been using and switching to a NYS practice test routine. I mean actually timed, exam-condition practice — not just reading through questions casually. I'd do 75 questions in the morning before work, review every wrong answer, and then do another short set at night. Also found a solid study guide that broke down fair housing and agency law specifically, which are brutal if you don't have those cold.

Congrats on passing! Seriously, two fails and coming back a third time takes guts. Agency relationships wrecked me too — I kept mixing up the fiduciary duties. What I found helpful was writing them out by hand every morning until they were automatic. Also the math questions on the NYS exam are way more straightforward than people make them out to be, just need to practice the formulas consistently.
