InterNACHI Environmental Hazards Awareness (Radon, Mold, Asbestos, Lead)

Question 1

Homes built before what year are presumed to possibly contain lead-based paint?

Accepted Answer

1978

Answer

The US banned lead-based paint in homes in 1978, so federal disclosure rules apply to housing built before that year.

Question 2

What is the EPA's recommended action level for indoor radon?

Accepted Answer

4 pCi/L

Answer

The EPA recommends fixing a home if radon is 4 picocuries per liter (pCi/L) or higher. It also suggests considering mitigation between 2 and 4 pCi/L.

Question 3

What is the minimum duration of a short-term radon test under EPA protocols?

Accepted Answer

48 hours

Answer

Short-term radon tests run at least 48 hours under closed-house conditions, which should start at least 12 hours before the test.

Question 4

What condition is required for mold to grow indoors?

Accepted Answer

Moisture

Answer

Mold needs moisture together with a food source such as wood or drywall. Finding and reporting the moisture source is the key observation for an inspector.

Question 5

Loose-fill, pebble-like gray-brown insulation in an attic may be which product, which can contain asbestos?

Accepted Answer

Vermiculite

Answer

Much of the vermiculite insulation sold in the US, especially from the Libby, Montana mine, was contaminated with asbestos. It should be left undisturbed and tested by a qualified professional.
