Finally passed my CRM exam after two failed attempts — here's what worked
I'm not going to sugarcoat it — I bombed this exam twice before I finally got my act together. The first time I walked in thinking my five years of property management experience would carry me through. It did not. Scored a 68 when you need a 75. Second attempt I just crammed harder on the same stuff and got a 71. Embarrassing.
What actually turned things around was finding a solid CRM practice test that mimicked the real question style. The IREM exam isn't just definitions — it tests judgment calls in scenario-based questions, especially around financial analysis, lease negotiations, and ethical situations. I also finally sat down with a proper study guide and mapped out which competency areas were weighted most heavily. Ethics and leadership together are a huge chunk of the exam that I'd basically been ignoring.
My exam tips for anyone starting out: don't skip the financial management section even if numbers aren't your thing, and give yourself at least 10-12 weeks of structured prep. I was doing maybe 90 minutes a night for the last six weeks. Happy to answer questions if anyone else is in the thick of studying.
