Finally passed ASHI after failing twice — here's what actually worked

I'm not going to sugarcoat it — I failed the ASHI home inspector exam twice before I finally passed last month, and I wasted a lot of time on the wrong study materials. My first attempt I went in way too confident after only skimming the SOP documents. Second time I bought some random study guide that turned out to be outdated. Third time I actually sat down and used a proper ASHI practice test platform that mirrored the real question format, and that made a huge difference.

The exam hit me hard on electrical systems, roofing defects, and moisture intrusion — way harder than I expected on those sections. I ended up spending about 6 weeks studying seriously, maybe 1.5 to 2 hours a night after work. My advice: don't just memorize definitions, actually understand WHY something is a defect. The questions are scenario-based and they'll catch you if you're just pattern-matching keywords.

Happy to answer questions for anyone currently prepping. What sections are giving you the most trouble?

Thank you for posting this honestly. I'm scheduled for my first attempt in about 5 weeks and electrical is killing me on every practice run. Do you remember roughly how many questions were on moisture vs. structural? I've been splitting my time evenly across all sections but maybe I need to weight certain areas more. Also — did you find the exam timing tight or did you have leftover time to review?

Went through something similar last year. The scenario-based format is what gets most people. I'd add: the ASHI study guide is decent for understanding the Standards of Practice structure, but it won't prepare you for the way they word trap questions. I used two different ASHI practice test sets side by side and compared explanations when I got something wrong. That cross-referencing helped me way more than just drilling one source.

Congrats on passing! Failing twice takes real guts to push through. My inspector friend said the exam tips that helped him most were reviewing ASHI's actual defect photo libraries before the test — visual pattern recognition transfers surprisingly well to the written scenarios.
