CENWAT Water Heater Regulations 1

Question 1

Which Building Regulation part covers the installation of hot water storage systems in England?

Accepted Answer

Part G (Sanitation, hot water safety and water efficiency)

Answer

Building Regulations Part G covers sanitation, hot water safety and water efficiency, including requirements for unvented hot water storage and Legionella prevention.

Question 2

At what maximum temperature must stored hot water in a domestic system be maintained to prevent Legionella growth?

Accepted Answer

Stored at 60°C or above throughout

Answer

To prevent Legionella growth, stored hot water must be maintained at 60°C or above throughout the storage vessel. Legionella bacteria are killed rapidly at this temperature.

Question 3

What is the function of a thermostatic mixing valve (TMV) at the point of use?

Accepted Answer

To blend hot and cold water to a safe outlet temperature (typically 48°C for baths, 43°C for showers) preventing scalding

Answer

A TMV mixes stored hot water (at 60°C+) with cold water to deliver a safe, scald-preventing temperature at the outlet — typically 43–48°C depending on the application.

Question 4

What is the recommended maximum outlet temperature for hot water at a bath tap to prevent scalding risk?

Accepted Answer

48°C

Answer

Building Regulations Part G and NHS guidance recommend a maximum 48°C at bath taps to reduce scalding risk, particularly for vulnerable users such as elderly and young children.
